Two listings closed in Inlet Beach last month at almost the same price. One was a three-bedroom new build on a preserve lot inside a gated inland pocket. The other was a compact 30A-adjacent cottage with a deeded walkover to the sand. Same zip code on paper. Same "Inlet Beach" MLS tag. Nothing else about the two transactions was comparable.
That is the problem with anchoring a 30A shopping trip to the Inlet Beach median. As of July 25, 2026, the neighborhood shows 313 active listings, a median list price of $1,797,000, and 118 days on market at an average of $1,032 per square foot. Homes.com pegged the May 2026 median sale at $1,161,749. Both figures are accurate. Both are also averaging together three sub-markets that do not substitute for each other.
The market splits along Highway 98/30A, along whether the property carries deeded beach access, and along whether it sits inside the new-construction pipeline north of the corridor. Roughly:
Averaging tier 1 against tier 3 produces a number that describes neither. That is the actual problem the median hides.
Portals do not draw the Walton–Bay county line the way the MLS does. Some NatureWalk listings publish under 32413 (a Panama City Beach zip that reaches into Walton) and others under 32461. A buyer running a Zestimate on a Kolter Vilano plan and comparing it to a "32461 average" is comparing an inland Bay-county-taxed new build against a data set that includes Alys Beach and Rosemary Beach comps caught up in the Inlet Beach MLS geography. On July 25, 2026, one active listing in the same feed was M17 Longtail Rd inside Alys Beach at $15,500,000. Another was 198 E Water St inside Rosemary Beach at $3,749,500. Both were tagged Inlet Beach 32461. That is how a $1,032 per-square-foot average gets built.
A useful frame for a buyer: the Inlet Beach median is a demographic statistic, not a comp. It tells you who is shopping in the area. It does not tell you what your specific offer should look like.
South Walton distinguishes between three kinds of coastal use, and the pricing tier the boutique-HOA cottages sit in only exists because of the middle one. The wet-sand zone seaward of the mean high-water line is held in public trust. Dry sand landward of that line is often private. What separates a boutique-HOA cottage from an equivalent home a block away is a recorded easement over that dry-sand strip, plus a physical walkover the association insures and maintains.
For a buyer, this is a title-work question, not a listing-photo question. Ask your title company to pull the recorded easement. Confirm who is entitled to use it, who pays for the walkover, and whether the HOA has an ongoing sinking fund for dune repair after named storms. When Florida Statute 720.30851 requires a resale certificate, it must be delivered within ten days of request and the association can charge up to $299 to prepare it. That document is where the walkover math shows up.
For buyers looking north of 98, NatureWalk is not the only variable. St. Joe Company's broader Watersound Origins plan covers 1,400 acres along Lake Powell with Origins Golf Course, a growing Town Center anchor with retail and medical, and adjacent Kolter phases including the Lake Collection with limited remaining homesites as of mid-2026. The Pavilion at Watersound Town Center hosts a farmers market, outdoor movies, and live music. That amenity stack is why a new build from $557,990 can appraise into the mid-seven-figures once the design gallery upgrades are added.
The friction: a buyer walking a NatureWalk model home is quoted a base price plus options. A buyer walking a resale two streets over inside Greenway or Stillwater is looking at a house that already went through options and rental use. Those two homes will not trade on the same per-square-foot multiple. The neighborhood-level average will not tell you which one is priced correctly.
| Tier | Typical size | Working price range | What you are paying for |
|---|---|---|---|
| South of 30A, deeded-access HOA cottage | 3–5 bed, 2,500–4,400 sqft | $2.5M–$7M+ | The recorded easement and the walkover |
| South of 30A, condo or older cottage | 2–3 bed, 1,000–1,800 sqft | $700K–$1.5M | S. Orange Street public access and 30A adjacency |
| North of 98, NatureWalk / Watersound Origins | 3–6 bed, 1,900–4,200 sqft | $558K–$1.6M | New construction, gated amenity, Origins Club |
Ranges reflect active Inlet Beach listings as of July 25, 2026 and Kolter's published starting price for NatureWalk. These are working brackets, not appraisals. A specific offer needs a specific comp set inside a single tier.
Inventory in Inlet Beach is not tight the way it was in 2021 and 2022. Average days on market sat at 118 days on July 25, 2026, and the Panama City metro carried 3,055 active listings in June 2026 per Freddie Mac and Realtor.com aggregations. Freddie Mac's 30-year fixed sat at 6.43% on July 2, 2026. That combination gives buyers negotiation room that the median-price headline does not.
The room is not evenly distributed. The tier 1 cottages with genuine walkover scarcity are still pricing near ask when they list clean. Tier 3 inland new construction is where builder incentives and resale seller flexibility both show up, because a resale seller has to compete with a builder still selling from a model center. Tier 2 is the arbitrage tier, and it is where a well-prepared offer with tight due diligence on the beach access easement can produce a real discount to the blended average.
Is Inlet Beach in Walton County or Bay County? Both, depending on the parcel. Most of the coastal and north-of-98 acreage sits in Walton County under zip 32461. Some western Bay County parcels near Lake Powell publish under 32413. County tax rates, school assignments, and rental-registration rules follow the actual county line, not the mailing address.
Why do MLS listings inside Alys Beach and Rosemary Beach show up under Inlet Beach? Alys Beach, Rosemary Beach, and Seacrest all sit inside the 32461 postal boundary. When portals scrape the MLS, the postal zip and the neighborhood identity do not always align. It is why an unfiltered "Inlet Beach" average is not the same as an actual Inlet Beach comp set.
Does NatureWalk allow short-term rentals? Community rental rules change and are set inside each HOA's governing documents. This is a question for the specific association's covenants and current board policy, not a portal listing description.
If the Inlet Beach median told the whole story, this post would be a lot shorter. Because it does not, the work is in picking the right tier for your goals and then running a comp set that lives entirely inside that tier. If you want a written read on which pocket of Inlet Beach fits the property you are considering, the team at The Holahan Group is glad to sit with you and walk it through, listing by listing.
